FORTIS SAVES SHOPPING CENTER FROM MASSIVE RE-ROOF SPEND

CHALLENGE

The ballasted EPDM roof on this shopping center was 25 years old and beginning to show its age. It occasionally leaked in isolated areas, and the membrane had shrunk and bridged in some places at the perimeter. Based on its age and aesthetics, roofing contractors proposed a complete re-roof.

RESPONSE

Fortis went beyond surface appearances and delved into the science of the roof material. We lab tested the roofing materials against the top six failure characteristics of commercial low-slope roof systems and determined there was considerable remaining performance life in the membrane. Utilizing our proprietary Fortis Roof Risk Assessment (FRRA), we were able to conclude that the roof could be reconditioned to qualify for a 10- year warranty that guaranteed roof performance.

BOTTOM LINE IMPACT

Instead of a re-roof, Fortis provided comprehensive roof reconditioning and 10 years of guaranteed roof performance for a much lower price. Fortis provided immediate savings for Madison Realty, which meant a notable financial advantage over the life of the warranty term. When Madison later sold the shopping center, there were no roofing issues impairing the transaction because the Fortis Warranty was completely transferable.
